For our valued guests, and those who are thinking of staying with us.

We want you to feel completely at home during your stay — it’s what we’re known for, and what we’ll always be recognised for: creating memorable and welcoming experiences for our guests.
To help keep things comfortable for everyone, we kindly ask that you follow a few simple guidelines. Please take a moment to look them over, and if you have any questions or anything feels unclear, just let us know — we’re here to make your stay as restful and enjoyable as possible.
What’s not allowed
No smoking
Apologies, but all of our apartments have a no-smoking policy (even on balconies and terraces). This includes cigarettes, e-cigarettes, and vaping. If you need to smoke, please step outside and remember to clean up your butts. The first offence may result in a fine befitting of the damage caused. Further occurrences could result in the termination of your stay. Please be aware in some properties, even a first offence may also result in a termination of stay - so to be safe, avoid smoking at all costs!
No illegal substances
This includes possession, use, or distribution of drugs that are not legal.
No candles or open flames
Even small flames are a fire risk. Please avoid using candles, incense, or anything similar.
No pets (unless approved)
Whilst we do have some pet-friendly apartments, the majority are not pet-friendly (even really cute ones!). So, assume unless specified that they are not. However, if you have a furry friend, let us know so we can do our best to accommodate them.
No parties or loud gatherings
We want you to enjoy your stay with us, and having a couple of friends over for dinner, or a movie night is absolutely encouraged. Where we have to draw the line is actual parties, with loud noise levels. We need to respect our neighbours and ask you keep the noise to a minimum between the hours of 10pm to 8am.
Taking care of your space
Cleanliness
The housekeeping provided serves only as a ‘light’ clean. Try and keep your apartment tidy and accessible as housekeeping is not allowed to touch your personal items. Rubbish will only be removed if located in the bin, etc.
Maintenance
If something isn’t working or breaks, let any on-site team know first - or our guest experience team. We're both here to help. A reminder that third party companies are not allowed to perform maintenance issues.
Room changes
Please don’t drill holes, paint, or make any big changes to your apartment.
Shared facilities
Whether it’s the gym, laundry room, or study area - please use them with care and keep them tidy for everyone.
Having guests
If you invite guests over, you’re responsible for their behavior and any damage they might cause.
Fire, safety and security
Keys or access codes
Keep your key, fob, or entry code private. Delivery personnel should use package lockers (like Amazon Lockers or InPost) if you’re not home. We're not responsible for lost or stolen packages.
Lock up upon exit
Please lock all doors and windows when you're out. It helps keep you and your belongings safe. This goes the same for communal entrances - close it to protect your neighbours.
Don’t tamper with alarms
These are critical safety features. Interfering with them is dangerous and can lead to eviction.
Being a good neighbour
Noise levels
We need to respect our neighbours and ask you keep the noise to a minimum between the hours of 10pm to 8am.
Harassment or discrimination
This is a respectful, inclusive community. Any form of harassment or discrimination is not tolerated. Our maintenance and support teams are here to help. Please be polite and patient in all interactions.
